When renting out an apartment, the owner usually wants to receive the highest possible rent. But an overly high price can lead to the opposite result — the apartment stays vacant and the owner loses income.
That is why the goal is not simply to rent the apartment for more, but to get the best result over the full rental period.
The right price helps rent the apartment faster
Looking only at the most expensive listings on portals is not always the right strategy. A listing price shows the owner’s expectation, but it does not mean the apartment will actually be rented at that price.
The real rental rate depends on the area, building, apartment condition, furnishings, season and current demand.
A vacant apartment also costs money
Suppose an apartment can be rented quickly for 650 € per month, but the owner lists it for 700 € and waits one month for a tenant.
Over a year, the first option brings 7 800 €, while the second, even after renting at the desired 700 €, brings only 7 700 €.
Sometimes renting faster at a realistic market price is more profitable than waiting a long time for the maximum rate.
It is not only about finding a tenant quickly
A large number of inquiries does not yet mean a good result. The task is to find a suitable and reliable tenant.
At Vendor Kinnisvara, we define the market rental rate, organize advertising, filter inquiries and check potential tenants. The owner receives already suitable candidates and makes the final decision from them.
