Urgent apartment buyout: how much you get and how the price is formed

The main question in an urgent apartment buyout is how much will be offered and how much that amount will differ from the market price.

The buyout price is based on real transactions

At Vendor Kinnisvara, we do not use a formula such as “market price minus 20-30%”. The apartment buyout price is calculated individually, based on real transactions with similar properties.

The listing price is not the market price

Prices on property portals show how much owners would like to receive for their property. The real market value is determined by the price at which similar properties actually sell.

That is why, when valuing a property, we look at completed transactions and take into account the district, building, size, floor, apartment condition and other details.

An urgent buyout can be close to the market price

In many cases, the apartment buyout offer can be comparable to the real transaction prices of similar apartments. What matters is comparing the final net amount the seller receives.

When selling on the open market, the owner may also pay a broker commission. With a direct property buyout by Vendor, there is no commission for the seller.

How can you find out how much we will offer?

It is enough to provide information about the apartment. We will analyze it and prepare a preliminary offer. Receiving an offer does not oblige you to anything – you will see a specific amount and decide whether it works for you.
