Renting out an apartment is usually not difficult. The more important question is who you are handing your property over to and how reliable that tenant will be a few months later.
First, we screen potential tenants
After a good apartment is listed, there may be many enquiries. But the number of enquiries says little about the quality of the future tenant.
The broker speaks with candidates in advance and clarifies who will live in the apartment, how long the rental period is planned for, where the person works, whether their expectations match the owner’s terms and when they are ready to sign the agreement.
As a result, the owner does not have to answer dozens of messages or show the apartment to every interested person. Our job is to filter enquiries and present the owner with several real candidates to choose from.
How we check a tenant
A good impression during a viewing is not the same as checking payment ability. Before recommending a potential tenant to the owner, Vendor Kinnisvara can check available information about their financial discipline and possible risks.
- payment defaults and debts;
- information from Maksehäireregister;
- available information about court proceedings;
- companies connected to the person and other relevant details.
The goal of this check is not to find a reason to reject someone, but to identify possible risks before the agreement is signed – risks the owner might not notice on their own.
The final decision always stays with the owner
The broker does not choose the tenant instead of the apartment owner. We carry out the initial screening, collect the necessary information, check candidates and present the owner with the most suitable options.
What about the rental agreement?
Even a good tenant does not remove the need to formalize the relationship correctly. After the candidate is chosen, we prepare an up-to-date apartment rental agreement that sets out the rental terms, payment procedure, deposit, utility costs and other important details.
How much does the broker service cost the owner?
With the model used by Vendor Kinnisvara, the broker fee is paid by the tenant, so the owner does not have a separate cost for the broker service.
- advertising and handling enquiries;
- initial screening of candidates;
- checking the potential tenant;
- organizing viewings;
- preparing the rental agreement and apartment handover documents.
A good tenant starts with proper screening
The main task when renting out an apartment is not simply to find someone as quickly as possible. It is to find a person the owner can calmly trust with their property for a longer period.
